Queens Road Travelodge in Norwich is a six storey, 104 bed hotel adjacent to a new bus station, successfully configured from the hotel chain’s standard layout. Its scale relates to the setting among large commercial buildings on the inner ring road with terracotta panels in the rendered elevation marking the pedestrian passage to the buses.

The Hotel and A1/A3 Retail Unit were developed in partnership with Norfolk County Council as part of the wider City Centre regeneration and redevelopment of Norwich Bus Station. The site lies within the City Centre Conservation Area and includes the remains of the medieval city wall and the six storey contemporary design presents a striking landmark fronting Queens Road.

The design follows Travelodge’s standards for a hotel incorporating a café bar area and efficiently arranges 104 standard, family and accessible rooms over 6 storeys. The bedrooms are pre-fabricated light-gauge steel modules, with the primary structural steel  grid optimised to align to standardised  room widths. Vertical service routes align and wet service penetrations into the hotel are minimised with the inclusion of syphonic drainage from the roof.

A sustainable design strategy includes use of a brownfield site with recycled demolition material crushed on site producing aggregates, robust detailing and external finishes specified for long-life low maintenance, and future recycling potential for aluminium components.
