OUR EXPERTISE IN RECLADDING PROJECTS

Following Phase 1 of the Grenfell Inquiry and the revised Building Regulations Part B, LSI Architects has supported numerous clients through recladding projects. Our exceptional claims record and technical knowledge, combined with our design development process registered to BS EN ISO 9001:2015 and BS EN ISO 14001:2015 standards, ensure high-quality project and risk management procedures.

In December 2024, the government announced its Remediation Acceleration Plan, targeting the remediation of dangerous cladding in all high-rise buildings included in publicly-funded schemes by the end of the decade. The plan mandates that remediation work must start in 2025 and be completed by 2029.

As an RIBA and CIAT chartered practice, we stay up-to-date with regulations such as the Building Safety Act, Fire Safety Act, Planning, and specific Local Authority guidelines. We help clients navigate this complex landscape through our expertise in detailing to achieve technical compliance and ensure the future safety of residential buildings.

Material Expertise and Aesthetic Enhancement

Our team has extensive knowledge of materials that meet requirements while closely matching existing colours and textures to preserve the original building’s design intent. Recladding works also present an excellent opportunity to enhance the appearance of existing buildings, incorporating modern design principles that prioritise aesthetics, functionality, and the efficiency and safety of the building façade.

Our extensively shared modelling information can help all parties to understand the work required on what are complex projects, and support clients with the successful delivery of projects from initial appraisals, planning applications and supporting the BSF application process, to construction monitoring and handover together with Contract Administrator duties.

Comprehensive Cladding Solutions

On completed projects, we have reviewed various cladding systems and delivered proposals that support clients in meeting the Building Safety Fund (BSF) requirements. We consult extensively with experts and manufacturers to offer design solutions that remove unsafe cladding and support the collation of “Golden Thread” information, in line with the Building Safety Act requirements.

Our projects typically include a thorough assessment of existing cladding systems and building envelopes. We oversee opening up works to determine as-installed construction and propose alternative façade solutions. We then develop design intent information for tender and compliance verification against the Ministry of Housing, Communities & Local Government’s strict requirements.

We support clients by developing established Contractor Proposals for approval and compliance checking on-site. We also perform site inspections to ensure that works are aligned to construction information and provide Building Regulations Principal Designer and CDM Principal Designer services.

We hold comprehensive PI Insurance cover, including Fire Safety with no exclusions. Expertise within our team includes a CIAT registered Principal Designer, for both High Rise Buildings (HRB) and non-High Rise Building (non HRB), and individuals with specialist knowledge who have established the necessary procedures for our delivery of the Principal Designer role in addition to our role as a Designer, underpinned by well-established processes comprising our integrated management system.
